03 Construction management / From site start to completion

Close to the work.
Clear on progress.

Once construction begins, the drawings become daily decisions. We represent your interests, review the work and connect progress, costs and changes so you can understand where the project stands and what needs your attention.

Manage the works

Five ways to keep the build connected.

A programme, an inspection and a cost report each tell part of the story. We bring those records together and follow the actions that keep the project moving, from mobilisation through to readiness for handover.

  1. Establish a clear start on site.

We bring the contractor, design team and project records into a working routine. The agreed scope, programme, information flow and immediate site priorities become the reference for the works ahead.

    • Mobilisation priorities and outstanding information
    • Meeting, reporting and communication routines
    • Site access, organisation and contractor responsibilities
    What you can see

A shared starting position and a visible list of first actions.

  2. Measure progress against the programme.

We compare the work on site with the agreed sequence and milestones. Where progress slips, we examine the dependencies with the contractor and team, then follow the actions proposed to recover or revise the plan.

    • Actual progress and upcoming milestones
    • Information, procurement and trade dependencies
    • Delay causes, recovery actions and revised priorities
    What you can see

What has moved, what is holding it up and what happens next.

  3. Check the details while they are visible.

We inspect the work against the project information and coordinate the relevant designer or specialist input. Important checks are planned before work is covered. Site observations, including safety concerns, are recorded and followed with the contractor.

    • Workmanship and key inspection points
    • Structure, waterproofing, services and finishes
    • Quality and safety observations with corrective actions
    What you can see

A record of checks, issues and the actions still to close.

  4. Connect payments and changes to the work.

We review contractor valuations against the work and agreed scope, and keep the cost position visible. Proposed variations are recorded with the relevant design, cost and time input before they are brought to you for a response.

    • Valuations, payment recommendations and agreed certification
    • Variation costs, programme effects and client responses
    • Committed costs and the forecast cost to complete
    What you can see

The basis for payments and a traceable record of changes.

  5. Give you a useful view of the whole project.

Our reports connect site photographs and progress with cost, quality, changes and upcoming decisions. As completion approaches, we coordinate the remaining information, inspections and priorities needed for the handover process.

    • Site reports, photographs and meeting actions
    • Cost and programme updates with client priorities
    • Remaining works and preparation for handover

The record behind the works

Progress you can follow. Records you can use.

The records should explain the position of the build and support the decisions ahead. They connect what has happened on site to costs, actions and the programme.

The recordWhat it helps you understand
Site reports & photographsWork observed, current priorities and the issues raised at site visits.
Programme & progress updatesActual progress, upcoming milestones, dependencies and recovery actions.
Valuations & payment recordsThe work assessed, the basis of payment recommendations and certificates within the agreed role.
Variation order registerEach proposed change, its cost and time implications and the recorded client response.
Inspection & action recordsQuality checks, safety observations, responsible parties and corrective actions still open.
Cost & project status reportsThe cost position, forecast, key risks and decisions needed from you and the team.

Reporting frequency, inspection scope and payment-certification responsibilities are agreed in the appointment. The contractor remains responsible for carrying out and managing its works safely.

Your project on site

Independent oversight. A clearer client view.

Whether it is a home, a development or premises for your business, you need the site activity connected to your priorities. We work with the contractor and design team while keeping you informed about the position and the decisions ahead.

Your home or development
Follow the structure, services and finishes through a coordinated construction process.
A space for your business
Connect fit-out and construction to operational priorities on offices, shops and other light commercial projects.
A client away from the site
Understand progress and decisions through a regular record, even when you cannot attend every visit.

During the build

A few practical questions.

Does VIDA carry out the construction work?

No. The contractor carries out and manages its works. VIDA provides project management and oversight within the agreed appointment, working alongside the contractor, architect, engineers and other specialists.

Can you join a project already under construction?

Yes. We first review the appointments, drawings, programme, cost position and available site records. That establishes the current position, open issues and a useful management scope.

How will I receive progress updates?

Site reports and photographs are connected to programme, costs, changes and upcoming decisions. The reporting routine and frequency are agreed for the project; the client portal helps bring the relevant records into one place.

Who decides whether a variation goes ahead?

We bring the relevant scope, design, cost and programme information together so you can give an informed response. The approval and instruction responsibilities follow the agreed contract and appointments, and the response is recorded.

What happens if progress falls behind?

We compare the actual position with the programme and examine the causes and dependencies with the team. Recovery actions or a revised sequence are then tracked, with the implications and decisions made visible to you.
